Landlord Checklist Prior to Renting Your Property
- Check any Headlease and notified the Freeholder I intend to let
- Check my insurance covers and notified my insurer I intend to let
- Check my letting agent has Client Money Protection
- Leave manuals of all appliances with the agent and in the property
- Obtain a valid Energy Performance Certificate (EPC) *
- Obtain a valid Electrical Installation Condition Report (EICR)*
- Obtain a Valid Gas Safety Certificate **
- All furnishings in the property comply with current Fire and Furnishing Regulations **
- The property has the necessary Smoke and Carbon Monoxide Alarms **
- Carry out Right to Rent Checks on all Tenants and Occupants over the age of 18 **
- Carry out Reference and Credit Checks on Prospective Tenants **
- Compile a Tenancy Agreement including all Current Legislation **
- Protect the Deposit with the relevant Deposit Protection Scheme **
- Check the property is clean prior to a tenant moving in **
- An inventory is carried out prior to the tenancy commencing **
- The tenant is given the necessary how to rent guide, EPC, Gas Safety Certificate and Prescribed
- Take Meter Readings at Commencement of the Tenancy **
- Once Tenancy Commences
- Contact all Utility Providers and Council Tax with Readings and Dates to change supply into the Tenants Names **
