Landlord Checklist Prior to Renting Your Property


  • Check any Headlease and notified the Freeholder I intend to let
  • Check my insurance covers and notified my insurer I intend to let
  • Check my letting agent has Client Money Protection
  • Leave manuals of all appliances with the agent and in the property
  • Obtain a valid Energy Performance Certificate (EPC) *
  • Obtain a valid Electrical Installation Condition Report (EICR)*
  • Obtain a Valid Gas Safety Certificate **
  • All furnishings in the property comply with current Fire and Furnishing Regulations **
  • The property has the necessary Smoke and Carbon Monoxide Alarms **
  • Carry out Right to Rent Checks on all Tenants and Occupants over the age of 18 **
  • Carry out Reference and Credit Checks on Prospective Tenants **
  • Compile a Tenancy Agreement including all Current Legislation **
  • Protect the Deposit with the relevant Deposit Protection Scheme **
  • Check the property is clean prior to a tenant moving in **
  • An inventory is carried out prior to the tenancy commencing **
  • The tenant is given the necessary how to rent guide, EPC, Gas Safety Certificate and Prescribed
  • Take Meter Readings at Commencement of the Tenancy **
  • Once Tenancy Commences
  • Contact all Utility Providers and Council Tax with Readings and Dates to change supply into the     Tenants Names **
